First Impressions as you enter the home
1. Curbside Appeal.
Paint your entry door, install new hardware. Paint an address on your curb (if allowed) or install new address numbers or light fixtures.
2. Hoarding? Re-Organize
Remove any items you don’t need. Dispose or donate items. Utilize a storage facility to keep larger items that you would want to use on your next home. Remove personal items so that it is neutral enough for the new owner to visualize living there.
3. Furniture Placement
Arrange furniture to provide a concept of how much space is within each room.
4. Flooring
Clean carpets and spend the money on repairing unsightly floor covering.
5. Condition of Walls
Apply a fresh coat of paint. Fix wainscots or paneling to make it look brand new. Remove artwork, stenciling, or wallcovering that may out date the home.
6. Does your home smell nice?
Make your home inviting. Clean it, light a candle or use an aromatic device. Turn on ceiling fans.
7. Decorate
Staging furniture gives the prospect a setting of what it would feel like. Don’t under-furnish rooms.
8. Paint Color
Choose safe colors. Paint ceilings different than the walls to create a “custom” feel. Add crown molding, paint baseboards and doors to go with the neutral color scheme. Stay safe with the wall colors.
